This visual inspection will cover all elements of the property relating to possible structural defects.

We will inspect all structural elements of the building from flooring to the roof cover, together with defects in the roof framework and balconies.

These findings can pertain to the Major Structural Defects clause in your Contract of Sale. We also include checking of RCD’s and Smoke Alarms to ensure they are up to code and within expiration date.

This visual inspection covers everything a Structural inspection does plus items pertaining to the Good Working Order clause of the Contract of Sale.

We will test and report on all electrical and plumbing fixtures and fittings plus we will test for moisture behind the shower recesses.

This information up front early gives all parties time to remedy any issues way before Settlement.

We also check the RCD’s and smoke alarms to ensure they are up to code and within expiration date.

STAGE 1 – SLAB INSTALLATION INSPECTION

This Inspection is carried out once the concrete slab is installed.
The Inspection covers reviews of:

STAGE 2 – PLATE HEIGHT INSPECTION

This Inspection is carried out after the ground floor brickwork has been completed. The Inspection covers all building elements involved to get to the first floor slab height to include:
Masonry brickwork or Timber frameworkWindow and door placementCavity sizesRoof tie down strapping placement
Structural beams, lintels and columnsFlashingsQuality of workmanship

STAGE 3 – ROOF FRAMEWORK INSTALL INSPECTION

This Inspection is carried out after the roof framework has been completed. The Inspection covers all building elements involved to install the roof framework to include:
Roof member spacingRoof tie down fixingsQuality of workmanship
Roof member install methodCorrect strapping

STAGE 4 – PRACTICAL COMPLETION INSPECTION

This Inspection is carried out after the Builder has reached Practical Completion of the build. This Inspection will look into any major or minor defects comprehensively throughout the interior and exterior of the property prior to Handover. Elements such as flooring, cabinets, plumbing, electrical, fixtures and fittings along with driveways, fencing and the overall presentation of the build, will all be inspected and reported on giving you full peace of mind that your most valuable investment has been constructed correctly.
